Our objective is to provide you with a service where you can feel supported as a landlord or managing agent by offering services that are impartial, required or needed in property licensing and the regulation of the private rented sector.
Surrey Property Licensing was established in 2020. The Director, is a member of the Chartered Institute of Housing (CIH) and an Affiliate of the Chartered Institute of Environmental Health (CIEH), along with over 19 years of experience working for a Local Authority, 10 of those years have been focused on Private Sector Housing. More recently he was Housing Standards Team Leader where he delivered a high service that did not focus entirely on enforcement but instead tried to challenge the decisions and behaviours of landlords and letting agent, and more importantly educate.
During his time with the Local Authority, he developed good, positive working relationships with landlords, letting agents, housing associations, developers, tenants and other organisations including Citizens Advice and Trading Standards. His aim is always to make sure that he client understands their obligations and how these can be achieved. He takes a pragmatic approach to a problem and will advise and resolve where possible.
It is a rarity to come across people from this type of background and with this extensive knowledge and expertise in the regulation of the Private Rented Sector.
Is this service needed?
In short, yes! Private Sector Housing can be a very costly business if you do not understand or comply with the vast amount of legislation and guidance out there. As a landlord it is extremely important for you to know and understand the expectations of managing property, whether it be a HMO or falling under a Local Authorities Selective Licence scheme. There is no excuse in law for not knowing.
We want to encourage councils to take enforcement action where it is needed, whilst minimising the bureaucracy for landlords who take their responsibilities seriously and try to comply with the law.
Private Sector Housing is always developing new regulations and often being introduced without the landlord or agents understanding. We understand that it is difficult and that is why we are here to help.
Who is the service aimed at?
The service is aimed at everyone involved in the operation of the private rented sector - landlords, letting agents, property investors, trade associations, buy-to-let mortgage lenders.
We are not aiming to compete with landlord associations and recognise that these types of services are required. We would like to see more people involved in the Private Rented Sector join organisations such as National Residential Landlord Association or engaging with landlord forums, including Property 118 or Landlord Zone. Our role is to offer more bespoke services, support and advice on the regulation of private rented homes.
Can you help if I am a tenant?
It would be great to offer support and advice to tenants but this would require a bigger service which, at this time we cannot accommodate.
